Booking a private resort in Jeddah looks simple: good photos, a fair price, an open date. Then the day arrives and you discover that "fits 30 people" means thirty standing, that half the pool is not visible from anywhere you would sit, and that checkout is 9 AM, not noon.

The difference between an easy day and a tense one is rarely price. It is nine questions asked before the transfer.

1) How many people fit — seated, not standing?

Ask for the number of seats, not the capacity. A venue advertising "fits 40" may mean forty people in an open yard, while its majlis comfortably seats twenty. Ask: how many majlis areas? How many sofas in each? Is there a dining table for the group, or will everyone eat on the floor?

2) Is the property private, or shared that day?

This is the most important question and the least asked. Some venues rent two sections on the same day to two different groups, so you end up sharing the pool or the entrance with strangers. Ask directly: does the booking cover the entire property for that day? Is there a parallel booking?

3) Is there a separate women's section with its own entrance?

"Women's section" is a loose phrase. Sometimes it means a curtain; sometimes a full wing with its own entrance, bathroom and majlis. For a family gathering, confirm:

  • A separate entrance that does not pass through the men's yard
  • A bathroom inside the section
  • Whether the section is visible from outside or from the pool

4) The pool: depth, heating, and a safe area for children

A photo does not tell you the depth. Ask about depth at both ends, whether there is a shallow area for children, and whether the pool is heated if you are booking in winter. An unheated pool in January is decoration, not a feature.

5) Exact check-in and check-out times

The gap between a noon checkout and a 9 AM one is three hours of your sleep. Get both times in writing, plus any late fee. ANORA: check-in from 4 PM, check-out until 12 noon.

6) What the price includes — and what it does not

Ask for an explicit list. The items usually forgotten:

  • Charcoal and grilling tools
  • Bedding and towels
  • Gas and drinking water
  • Cleaning after departure
  • Electricity, if the property is separately metered

7) Is there a security deposit, and how is it returned?

A refundable deposit against damage is normal practice. What is not normal is vagueness. Ask: how much, when exactly is it returned, and what can be deducted? Get it in writing, not verbally.

8) What is the cancellation policy?

Plans change. Know before paying whether the deposit is refundable and how many days in advance. A clear written policy protects you and the owner equally. Read ours in full.

9) Is there a written rental contract?

This is what separates a regulated operation from an informal one. A contract protects both sides: it records dates, amount and obligations, and prevents any later argument about "what we agreed". A licensed venue will give you one — always ask.

Practical rule: if the owner dodges any of these nine questions, the answer is usually not in your favour.

Put all nine questions in one message and send it. How fast and how clearly they answer tells you more about the place than twenty photos will.
